Submitting a property does not make Bold the selling agent. We act only for the buyer. Any inspection, due diligence or offer that follows is made under the buyer’s instructions. Selling-agent commission, where payable, stays between the vendor and the selling agent. Bold does not pay it, vary it or guarantee it.

Offer on instructions

Any written offer is made through you, on the buyer’s instructions, after DD and finance. The buyer sets the figure, conditions and timing. We commit nothing in advance.

Held for a future brief
No live match today, but your property fits a mandate we expect to activate within 60 days. We flag it internally with a review date and email you the moment a matching brief lands.
We need more info
A likely fit, but we need the lease abstract, OPEX breakdown, floor plans and tenant trading data. We email a two-minute data sheet. Fill it in and resubmit, and we form a view.
We inspect
An active buyer wants to inspect. We coordinate access, attend with the buyer and a Bold advocate, and share buyer-side feedback after.
Full DD & an offer
The buyer proceeds. We run title, lease, financials, planning and building, confirm finance, then make a written offer through you on the buyer’s agreed terms.

Who reads your submission

Every property you send is read by a senior advocate, a principal who runs briefs end to end, usually within one business day. Not a triage queue, not an auto-reply: the person who decides whether it fits a live mandate is the same person who would inspect it, negotiate it and settle it.

They act only for the buyer, take nothing from vendors, and put a name to every answer you get. If the answer is no, you hear it quickly and plainly, so you can place the stock elsewhere without losing a day.
