Submitting a property does not make Bold your selling agent. Bold acts for the buyer only on every transaction. Any inspection, due diligence or offer that follows is made under the buyer's instructions. Selling-agent commission, where payable, remains a matter between the vendor and the selling agent, Bold does not pay it, vary it or guarantee it.

Where a submission matches an active brief, we aim to confirm buyer interest within one business day. Any offer that follows is subject to buyer approval, due diligence, finance and contract review, we do not commit to fixed offer timelines on the vendor's behalf.

Property scored against active client briefs. We come back with a yes / no / specific-buyer interest inside one business day.

Inspection & DD

If a buyer is interested, we coordinate inspection, run our 46-point DD framework, and confirm finance position before offer.

Offer, if buyer proceeds

Any written offer is made through the selling agent, on the buyer's instructions, after DD and finance steps. Conditions, timing and offer figure are the buyer's call, we do not commit them in advance.

Signed buyer mandates only

We only progress a submission where it fits an active, signed buyer mandate, not a wish-list. If there's no fit, we tell you that quickly so you can place the property elsewhere.

Buyers we represent have a confirmed brief, an indicative budget, and finance status discussed. We do not surface a property to a buyer who isn't in a position to act on it.

Submission details (address, vendor identity, tenant information) are treated as confidential and shared only with the buyer matched against your submission, once buyer interest is confirmed.

After you submit

What happens after submission?

Five realistic outcomes, not every submission ends in an offer, and we tell you which path we're on quickly.

01. No fit
No active buyer mandate matches the asset class, geography or price. We email you a polite decline so you can place the property elsewhere without delay.
02. Holding
No live match today but the asset is consistent with a brief we expect to onboard shortly. We flag the property internally with a review date and circle back if a fit emerges.
03. More info
There is a possible fit but the submission is missing detail (lease, OPEX, plans, photography). We come back with a targeted information request before forming a view.
04. Buyer interest & inspection
An active buyer wants to inspect. We coordinate access with you, the buyer attends with a Bold advocate, and we share buyer-side feedback after.
05. DD & offer
If the buyer wants to proceed after inspection, we move into DD (title, lease, financials, planning, building) and finance. Any written offer is on the buyer's instructions, with conditions agreed by the buyer, not promised in advance by Bold.
